The Federal Reserve has spoken, and the answer for the housing market is steadier than the last few weeks suggested. On Wednesday, October 28, the FOMC voted 10-2 to hold its benchmark federal funds rate at 3.75% to 4.00%, pausing after September's quarter-point hike. A day later, Freddie Mac's weekly survey put the 30-year fixed mortgage at 7.24%, down 8 basis points and the second consecutive weekly decline. Here is what the decision means for buyers and sellers across Prince William County and Northern Virginia, and what is on the calendar as we turn the page to November.

The Fed Decision: A 10-2 Hold

As expected heading in, the Federal Open Market Committee held its target range steady at 3.75% to 4.00% when its decision landed Wednesday at 2:00 PM ET. The vote was 10-2: Governor Lisa Cook and Cleveland Fed President Beth Hammack dissented in favor of another quarter-point hike. In its statement, the Committee said "inflation remains elevated" and that accumulating more information will help it determine the appropriate policy stance for a timely return of inflation to its 2% goal. At the press conference, Chair Kevin Warsh signaled a process change rather than a rate move: starting in 2027, the Fed will reduce the number of meetings that set rates, with one of its eight annual meetings dedicated exclusively to broad monetary-policy strategy. The next rate-setting meeting is December 8-9, and that is where the market's attention now turns.

Rates Ease Again: 7.24%

The decision landed alongside a second straight week of mortgage rate relief. Freddie Mac's Primary Mortgage Market Survey for the week ending October 29 put the 30-year fixed-rate mortgage at 7.24%, down 8 basis points from 7.32% the prior week, and the 30-year averaged 6.17% a year earlier. That makes two consecutive weekly declines after the run-up that took the survey from 7.03% in late September to a peak of 7.40% in early October. One caution that has been constant all year: a two-week dip is still not a trend, and the 10-year Treasury yield, which drives mortgage pricing, has bounced around the 5% line for weeks. But for anyone who has been waiting on the sidelines, the arithmetic has now improved twice in a row.

The Regional Data Hasn't Changed: Prices Firm, Inventory High

The rate news is new, but the verified housing data is unchanged. NVAR's September 2026 market statistics remain the latest official regional figures: a median sold price of $744,950, up 4.2% year-over-year, closed sales of 1,250, down 7.5%, and active listings of 3,477, up 30.7%, the highest level in years, with months of supply at 2.5 and average days on market at 28. In Prince William County, PWAR's September release is the freshest association data: a median sold price of $589,450, down 1.8% from the prior period, with buyers having more homes to choose from as inventory increased. County-level Bright MLS figures put the September median at $579,990, down 3.7% year-over-year, with 389 closed sales. Around the region, Fairfax County held at $749,750, up 5.6%, Loudoun at $758,500, up 0.8%, Fauquier at $631,495, up 4.8%, and Culpeper at $475,500, down 4.1%. Full October statistics from the associations are expected around mid-November, and I will post them the day they land. You can follow every verified number on my Market Report page.

What This Means for Buyers

Two straight weekly declines, a Fed that chose patience over another hike, and inventory sitting at multi-year highs: the setup for buyers is genuinely better than it was a month ago. If you are pre-approved and have found the right home, locking a rate in the low 7s protects you against the next move in either direction, and a Fed on hold removes one more source of upward pressure heading into December. The other half of the equation is selection: with active listings up more than 30% across the region, you have more homes to tour, more time for inspections, and more room to negotiate than this market has offered in years. Prince William County still buys meaningfully more home per dollar than Fairfax or Loudoun, and that value gap is the region's most consistent story all year.

What This Means for Sellers

For sellers, the rate relief is a mild tailwind for buyer demand, but it does not change the discipline that has defined the fall market. The traditional fall listing window is nearly closed, and the buyers who are out there now are serious and pre-approved, so price from today's data, not last spring's. If you are weighing a November or December listing, we have walked through the winter playbook in my selling in November or December guide: less competition, motivated buyers, and a clear path to a strong early-2027 debut. The homes that win these next six weeks are the ones priced and presented correctly on day one.

November in Prince William County: The Community Calendar

The market numbers matter, but they are not the whole story of living here. November opens with Virginia's general election on Tuesday, November 3, with in-person early voting running through Saturday, October 31. Veterans events follow: the Manassas Park Veterans Flag Ceremony is Friday, November 6, 1 to 2 PM at City Hall (100 Park Central Plaza), and the 18th annual Northern Virginia Veterans Day Parade steps off Saturday, November 7 at 11 AM in Old Town Manassas, honoring U.S. Army Col. Steele McGonegal (Ret.). The "Unseen Threads" exhibition by artist Kwaku Ofori-Yirenkyi opens at the ARTfactory Saturday, November 7 with a 6 to 8 PM reception, on view through December 6. The Historic Manassas Saturday farm market (8 AM) and the Park Central Farmers Market (9 AM to 1 PM) continue on November 7 and 14, the Dale City Farmers Market runs November 1 and 22 from 8 AM to 1 PM, and Capture the Claus (6 to 8 PM) and the Manassas Park 5K Run and Walk (8 to 11 AM at Blooms Park) both land Saturday, November 14. Thanksgiving weekend brings Small Business Saturday on November 28 and Occoquan's Shop Small Weekend November 27-29, which includes the town's annual tree lighting on the historic Mill Street plaza. As a scheduling note, the City of Manassas canceled the remaining 2026 First Friday events after the September downtown incident. Events are subject to change, so check the city and county calendars before you head out.

If you are weighing a move this fall or planning one for early 2027, let us look at the numbers together before you decide. Between a rate lock while it still protects you, a pricing plan built from today's data, and a timeline that fits your family, my job is to make sure you always know what comes next, the way I would for my own family.

All the best.
