The Northern Virginia Association of Realtors July 2026 statistics, released August 12, showed active listings at 3,025 units, up 19.6% year-over-year, with condo inventory surging 41.1% and attached home inventory up 33%. This is not a market in decline; it is a market rebalancing, and the extra choice is a genuine benefit for buyers.
The trend has only continued through late August. In Fairfax County, active house inventory reached a new high for 2026, running roughly 22% above the same week in 2025 heading into September, according to Bellacasa Partners (data as of August 25, 2026). Importantly, this inventory build reflects longer buyer decision times rather than fading demand: new contracts in Fairfax have tracked 2025 levels since June. The Freddie Mac Primary Mortgage Market Survey for the week ending August 27, 2026 reported the 30-year fixed-rate mortgage averaging 6.66%, up one basis point from 6.65% the prior week and up from 6.56% a year earlier. Heading into the event, markets priced roughly a one-in-three chance of a 25-basis-point rate hike at the Fed's September 15-16 meeting, and 30-year Treasury yields had been approaching 5.2% in anticipation. For Northern Virginia buyers and sellers, the practical question remains how mortgage rates respond to the message in the days ahead. Prince William County Remains the Region's Value Story
The latest available data continues to show Prince William County as one of the strongest value propositions in the Washington metro area. The median sold price stands around $593,500 for July 2026, up 8% year-over-year, in a county with a reduced real estate tax rate of $0.865 per $100 of assessed value (down from $0.906). With the 2026-2027 school year now fully underway, families who still want to move this fall can close by mid-to-late September and settle their children in within the first few weeks of the semester, a well-established pattern in this region.
For context, Prince William County's median of roughly $593,500 compares favorably with Fairfax County at about $775,000 and Loudoun County at about $815,000. That gap is why so many buyers priced out of the inner counties are making All The Right Moves to Manassas, Manassas Park, and the surrounding communities.
