Linton Hall is one of Prince William County's quiet success stories: a census-designated community in the county's western end, roughly 30 to 36 miles from downtown Washington, DC, that has grown from about 8,600 residents in 2000 to nearly 41,700 by 2020. It runs along the Linton Hall Road corridor between Manassas and Gainesville, spans ZIP 20136, and offers something increasingly rare in Northern Virginia: a large supply of newer, move-in-ready homes in master-planned communities at prices well below Fairfax or Loudoun.

The name comes from Linton Hall School, a private Benedictine day school founded in 1922 on the old Linton family plantation, one of the area's most recognizable landmarks. Over more than 25 years helping families buy and sell across Northern Virginia, I have watched Linton Hall become the place buyers turn to when they want a newer home, strong schools, and a workable DC commute without paying the closer-in premium.

The Housing Market: Master-Planned Communities and Price Ranges

Most of the housing stock in Linton Hall was built in the 1990s and 2000s, and nearly all of it sits inside HOA-managed, master-planned communities. The largest is Braemar, a community of roughly 2,500 to 2,800 homes built between 1996 and 2008, with a community center, two pools plus a baby pool, a nature trail, tennis and pickleball courts, and neighborhood parks. Victory Lakes, Bridlewood, Kingsbrooke, Foxborough, and Brookside round out the corridor's best-known neighborhoods, all with the same recipe of newer construction and shared amenities.

On price, most estimates put the area's median home value between roughly $615,000 and $680,000 depending on the source, with larger and newer homes pushing higher. For context, Prince William County's overall median sold price sat near $599,900 in the most recent county data, up about 5.2% year over year, with active listings up more than 30% from a year earlier. In Linton Hall, you are typically paying a premium over the county median for newer construction, amenity-rich communities, and the western-corridor commute.

HOA dues are the norm here, so budget for them. When we look at a specific home, I always pull the resale package so you know the current fee, the health of the reserve fund, and any pending special assessment before you fall in love with the floor plan.

Schools: The Feeder Patterns Around 20136

Linton Hall is served by Prince William County Public Schools, and the feeder patterns vary by subdivision, sometimes by section of a subdivision. Cedar Point Elementary School sits inside Braemar, with the newest Braemar sections zoned to T. Clay Wood Elementary School instead. Victory Elementary School serves Victory Lakes, and Bristow Run Elementary School serves the Bridlewood area. For middle and high school, most of the corridor feeds toward E.H. Marsteller Middle School and Gainesville Middle School, with high school assignments reaching Patriot, Battlefield, and Unity Reed depending on the exact address.

Because the boundaries shift street by street, I always walk buyers through the Prince William County Public Schools Find Your School tool before we write an offer. The assignment for one side of a street can differ from the other, so it is worth confirming for the specific home, and I am happy to look it up with you.

The Commute: I-66, Broad Run Station, and OmniRide

Linton Hall sits about 35 miles from downtown Washington, and the area is built around I-66. Off-peak, the drive to the District runs under an hour, with up to an hour in peak traffic, and the I-66 Express Lanes give you a paid fast lane when the regular lanes jam.

The area is also one of the best-served corners of the county for rail. The VRE Manassas Line ends at Broad Run Station on Piper Lane in Bristow, minutes from most of Linton Hall, with roughly 925 free parking spaces and trains into Washington Union Station. OmniRide express routes cover much of the same ground, which is why so many federal and defense workers land here: Fort Belvoir is roughly half an hour away on a good day, and the Pentagon is reachable by car or by train.

Everyday Life: Virginia Gateway, Trails, and Local Coffee

The commercial anchor is Virginia Gateway in Gainesville, the shopping and dining center at the junction of Route 29 and Linton Hall Road, with groceries, restaurants, and a movie theater just a few minutes from most of the corridor's communities.

For coffee, try Shotted Cafe on Atlas Walk Way in Gainesville or Trummer's Coffee and Wine Bar on Promenade Commons Street, and 1971 Coffee Shop in nearby Haymarket for a quieter workspace. On the outdoor side, Braemar's nature trail and parks give families somewhere to walk without getting in the car, and the corridor's HOA communities keep playgrounds and courts close at hand. Linton Hall is suburban living in the truest sense: everything you need within a short drive, and a quiet street when you get home.

Who Is Linton Hall Best For?

Based on the buyers I have worked with in this area, the people who tend to love Linton Hall are:

  • Buyers who want newer, move-in-ready homes without renovation projects or deferred maintenance.
  • I-66 commuters who want more house for the money than closer-in Fairfax or Loudoun.
  • Families who value HOA amenities like pools, trails, playgrounds, and organized community life.
  • First-time buyers and move-up families priced out of the inner suburbs but still within reach of DC jobs.

Linton Hall is not for buyers who want a historic downtown, a walkable village center, or farmette acreage. It is a classic newer suburban corridor, and for the right buyer, that is exactly the strength.

Is Linton Hall Worth Putting on Your List?

Too many buyers assume that a newer home in Northern Virginia means Fairfax or Loudoun prices. Linton Hall quietly offers the western Prince William County alternative: master-planned communities, strong schools, a real rail option, and homes you can move into without a to-do list.
