Labor Day Weekend 2026 in Northern Virginia: Community Events and a Market Check-In

Labor Day weekend has arrived, and it is one of my favorite moments of the year in Northern Virginia. It marks the traditional end of summer, the kickoff of the fall real estate season, and a long weekend full of community events from Historic Downtown Manassas to Dale City, Woodbridge, and beyond. In this post I will share what is happening across the area over the holiday weekend, plus a quick market check-in so you know exactly where rates, inventory, and demand stand headed into September. Whether you are buying, selling, or simply enjoying the holiday, there is something here for you.

A quick note before the calendar: the most recent official market data for Northern Virginia is the Northern Virginia Association of Realtors (NVAR) July 2026 release, and the next edition, covering August, is expected around mid-September. In the meantime, several fresh signals have come in this week, particularly on mortgage rates and the Federal Reserve. Let me walk you through it.

Market Check-In: Rates Hold Steady Heading into September

The Freddie Mac Primary Mortgage Market Survey for the week ending August 27, 2026 put the 30-year fixed-rate mortgage at 6.66%, with the 15-year averaging 5.98%. Per The Mortgage Reports, rates held at approximately 6.66% as of Monday, August 31, closing out August right where they spent most of the summer, in a stable mid-6% band. The next Freddie Mac reading comes Thursday, September ​3, just two days from now.

The bigger date on the calendar is the Federal Reserve's FOMC meeting on September ​15-16, with its rate decision due Wednesday, September ​16 at ​2:00 PM ET. This meeting is a scheduled one, meaning it will also bring an updated Summary of Economic Projections and dot plot, giving rate watchers the clearest picture yet of where the Fed sees inflation and growth. Markets head into the meeting pricing a real chance of a 25-basis-point hike, with hike odds commonly cited from roughly one in four to about two in three depending on the measure. The base case among prediction markets remains a hold at the current 3.50% to 3.75% range, but elevated inflation and a hawkish tone from Chair Kevin Warsh have kept the possibility of a hike very much alive. For home buyers, the practical takeaway is straightforward: rates are unlikely to fall sharply in the next couple of weeks, so locking in a rate you are comfortable with today protects you against any September surprise.

Where the Market Stands

The latest official NVAR statistics, covering July, still tell the story of a market that is normalizing in an orderly way. Active listings across the region reached 3,025 units, up 19.6% year-over-year, led by a dramatic surge in condos, up 41.1%, and attached homes, up 33%. Detached single-family inventory actually declined 2.5%, so single-family buyers still face the tightest supply. The region's median sold price came in at $750,000, down 1.3% year-over-year, a mix-shift story rather than a broad price decline, while average days on market held at a still-fast 21 days.

Prince William County remains the region's value story: a median sold price of approximately $593,500, up 8% year-over-year, with 602 active listings and homes averaging about 25 days on market, giving buyers more time for inspections and due diligence than they have had in years. By comparison, Fairfax County sits at roughly $775,000, essentially flat, and Loudoun County holds at about $813,000, up 7.4%. For value-conscious buyers from Manassas to Woodbridge to Nokesville, Prince William County continues to deliver some of the best bang for the buck in the Washington metro area.

Why This Holiday Weekend Matters for the Fall Market

In a typical year, Labor Day marks the pivot point when the summer market gives way to the fall selling season. Early September through mid-October is widely recognized as the second-best listing window of the year in this region, after the spring peak, in part because the federal fiscal year begins October ​1, bringing a fresh wave of relocating professionals, military families, and government workers into the Northern Virginia market every autumn. If you are thinking of selling, this is the season when serious, motivated buyers tend to surface, and homes that are priced right and show well tend to move quickly. Labor Day Weekend Events Across Prince William County

The holiday weekend kicks off Friday, September ​4 with First Friday in Historic Downtown Manassas from 6 to 9 PM. Streets close to traffic, and the DORA (Designated Outdoor Refreshment Area) is in effect, with live music, family-friendly activities, food and drink specials, and vendors filling the historic streets. It is a wonderful, free way to start the long weekend.

On Saturday, September ​5, the Ornery Bristow Crab Feast takes over the Ornery Beer Company taproom starting at 1 PM, a ticketed gathering for crab lovers. In Dale City, the Holy Family Fun Festival runs September 4-5 with rides, games, and food, a longtime family favorite. And throughout the weekend, the Ghost Doctors Labor Day Weekend Ghost Hunting Tour offers a different kind of Manassas experience for history buffs who like a little spine-tingle with their stroll.

On Sunday, September ​6, families with little ones will love the Labor Day Baby Goat & Bunny Bottle Feed at Little Goat Farm at the Lake at 11:30 AM, a classic farm visit to close out summer. Music lovers can catch live performances across the area over the holiday weekend, including the Manassas Symphony Orchestra, which holds a concert during the holiday weekend.

Looking just past the weekend, September keeps delivering. Arts Alive! returns on Saturday, September ​12, from 10 AM to 5 PM, at the Hylton Performing Arts Center on the George Mason University Science and Technology Campus. Co-sponsored by Prince William County, this free, family-friendly festival features multiple performance stages, an artists' showcase, makerspace and crafts, a karaoke café, food trucks, a wine and beer garden, and a vendor village, with the Capitol Fools comedy troupe headlining. World War II Weekend at Rippon Lodge also lands on September 12 with living history demonstrations, and the Manassas International Food Festival returns on September 19 with Greek, Ukrainian, Slavic, and American cuisine. The Historic Manassas Fall Jubilee rounds out the season on October ​3, so there is plenty to look forward to as summer gives way to fall. These events are the heartbeat of what makes Prince William County such a wonderful place to live, work, and raise a family.

A Note for Families with School-Age Kids

Schools across the region are now in session, but families still relocating this month can absolutely settle in time for a smooth year. Closing by mid- to late-September and enrolling shortly after the start date is a well-established pattern in this area, especially for military families and those transferring in on the federal calendar.
