Summer is in full swing — the Prince William County Fair is running through this week — and several important developments over the past few weeks are shaping the landscape for buyers and sellers heading into fall. From a significant property tax cut in Prince William County to major transportation funding commitments, here is what you need to know right now.
Prince William County Delivers a Tax Cut for Homeowners
One of the most encouraging local developments for Prince William County homeowners and buyers came this spring, when the Board of County Supervisors adopted the FY2027 budget on April 21, reducing the real estate tax rate from $0.906 to $0.865 per $100 of assessed value. This rate reduction means the average residential tax bill decreased by approximately $56 compared to the previous year. For homeowners, that is real money back in your pocket each year. For buyers considering Prince William County, this lower tax burden strengthens the county's value proposition relative to neighboring jurisdictions.
Transportation Funding: A Long-Term Boost for Home Values
Transportation infrastructure is one of the most important factors in home values across Northern Virginia, and Prince William County has been the beneficiary of two substantial funding announcements in recent weeks.
On July 13, the county secured $295 million in Northern Virginia Transportation Authority (NVTA) funding for four major regional projects as part of NVTA's $776 million six-year program. The marquee project is the Van Buren Road North Extension (from Route 234 to Cardinal Drive), which received $179 million. The Route 15 Railroad Overpass and Improvements project received $65 million. Then on July 28-29, the Board of County Supervisors accepted an additional $45 million in NVTA funding for three more county projects, bringing the total transportation investment for Prince William County to $340 million in this funding cycle alone. The inventory story continues to be the defining narrative of 2026. New listings have exceeded new pending contracts for 21 consecutive weeks across the NVAR region. The stability we have seen through the first half of 2026 — rates remaining in the 6% to 7% range without wild swings — gives both buyers and sellers a predictable baseline to plan around.
